Property Management Solutions We will assume full responsibility for all repairs and maintenance, rent collection and tenant relations.  We will inspect the property on a regular basis to ensure it portrays the image you and your tenants expect.  Your image affects our image. Multiple bids for repairs and maintenance are required when we hire independent contractors for repairs and maintenance when the costs exceed the agreed upon dollar figure. Accounting Our professionals will oversee:         Rent Collection (Accounts Receivable)        Building Expense Payments (Accounts Payable)     Monthly Income and Expense Statements                Building Budget Preparation and Tracking     Annual Expense audit and Reconciliation Project Supervision While we are not a construction company, we may be able to oversee small fit-up projects in order to accommodate your tenants.  We will insure these small projects are completed by reputable companies and the work is accomplished according to all federal, state and local building codes. Lease Administration We manage all leases within the property, ensuring rental increases are applied, building regulations are adhered to by tenants, lease renewals are secured in a timely manner and tenant maintenances are kept up to date to include regular HVAC system servicing if not provided for in the common area expenses.  Tenant move in and move out checklists are prepared, and all interior space repairs are completed according to the individual lease agreements. Sales and Leasing We will advertise vacant spaces for lease,  perform showings and qualify prospects to enable a good quality tenant and create a tenant mix that is conducive to the success of the property and then currently existing tenants.
