| An interesting and established method you can use to free
up cash that would otherwise be tied up in real estate is a technique known
as a sale/leaseback. In a sale/leaseback the owner sells his building and
leases it back. The cash received from the sale of the building can be
used for operating capital, debt retirement, inventory, etc.
The seller of the property remains a tenant and is entitled to tax deductions for the rental payments that he makes to the purchaser. It's a win-win situation.
