Q:   I asked the listing agent to present the seller with a verbal offer and he refused. Why?

A:  A verbal offer has no significance.  No experienced commercial agent would present a verbal offer to the seller. The proper way is to get an offer in writing, with earnest money, so that the buyer is committed to purchase the property if the offer is accepted by the seller.  It is also more effective for the buyer.  No seller will take a buyer seriously if the offer is not in writing.
